About the data
The directory organizes public business information to help Lake owners ask better questions. A source link shows where a claim came from; it does not make the claim an endorsement or a guarantee.

- The business described this service or detail in a public source. Read the linked source and check date beside the claim.
- Public record
- A linked public record supports that specific claim. A record for one detail does not establish other services or credentials.
- Not confirmed
- The information was not found or could not be confirmed from the sources reviewed. It does not mean the business does not offer it.
What a listing can and cannot tell you
Office location is separate from stated road and water coverage. Brands sold are separate from brands serviced. A business’s own statement about licensing, insurance, response times or owner-away arrangements is labeled as its statement, not an independent check.
Listings are ordered alphabetically. The main directory does not certify businesses, confirm availability, or guarantee a job outcome. A separate review leaders list is explained below. Contact the provider to confirm the exact work, location, equipment, schedule and current documentation you need.
Dates and freshness
Each supported claim links to its source and the date it was checked. Information more than 90 days old is due for editorial review. That reminder does not mean the information has changed; it means it should be checked again.
This review preview is noindex and may be incomplete. Do not use it as the only basis for choosing or scheduling a provider.
Photography
Dock and shoreline photographs come from the named businesses’ websites and are used with permission. Business profiles show photos matched to that company. Category images illustrate the service; they do not imply that every listed business worked on the pictured project.
The homepage Lake cove is a real photograph. Other trade categories use illustrative photography. See photo sources, credits and licenses.
Customer feedback sources
Business-published feedback appears on a business’s own website. External review-platform links are labeled separately. A source check confirms the destination and business identity; it does not verify each review or the reviewer’s experience.
Read reviews and responses at their original source for dates and context. The directory does not copy review text or combine platform ratings. A separate review list uses sourced Google aggregates under the rules below. A listing without a feedback link has not been rated as zero.
How the review leaders list works
A dated five-business review leaders list compares businesses with review snapshots we have researched in that category. Coverage is incomplete; the shortlist is not a finding that these are the five best contractors at the Lake. Reviews are for the whole business and may concern other services or locations.
Eligibility requires a directly observed Google profile matched to the business, at least 10 reviews, a rating of 4.0 or higher, and a check within 90 days. At least five distinct businesses must qualify before a review list appears. Review lists are dated and withheld in the browser when their oldest included snapshot exceeds 90 days. Individual review observations remain visible with their dates. Widgets and third-party mirrors are labeled when displayed and do not qualify for ranking.
We adjust for review count with this published formula: (review count × Google rating + 20 × 4.0) ÷ (review count + 20). Higher scores come first; ties use review count, then business name. This reduces the advantage of a very small number of perfect reviews. It is an editorial rule, not an independent quality audit.
Facebook recommendations remain separate because percentages, stars and recommendation counts are different measures. Unavailable Facebook data is shown as unconfirmed. Followers, likes and group mentions do not count as reviews. Sponsorship or buying marketing services cannot affect eligibility or order.
Corrections
A public correction address has not been set up for this preview, so there is no correction form or email route here. A correction contact is needed before a public launch.
Rates, locations & credentials
Marine and management profiles may show prices published by the business, alongside the billing basis, conditions, effective period when stated, source and check date. They are not live quotes or availability. We do not estimate unpublished prices. Older or expired offers require a new quote; an undated price has an unknown effective period.
A mile marker describes the named dock or location, not a service area. Multi-location business information is labeled where it applies company-wide. An owner-management fee differs from a guest nightly rate. A provider-stated certification or shop authorization is not an independent credential check; shop authorization does not certify every technician.
Editorial selections
Research-based selections are distinct from alphabetical listings, your saved comparison and automatic review leaders. Read the editorial requirements and current research status. No editorial winners or awards have been announced.
Ownership and commercial separation
Lake Shortlist is maintained by Mason Bennett, who owns Hollerback. Directory inclusion and alphabetical listing are free and separate from any Hollerback marketing or service offer. Purchasing marketing services does not affect provider facts, eligibility or order.
No active paid placements are included in this preview. Any future sponsored placement would need a clear label and would not change the factual comparison.
